Types of Damage — and What They Tell You

Hairline and Shrinkage Cracks

When structural cracking is widespread across the slab, full replacement is usually the better long-term investment.

Spalling

Spalling is surface deterioration where the top layer of concrete flakes or chips away, exposing the aggregate beneath. Minor spalling can be addressed with resurfacing or patching. Deep spalling that exposes rebar, or spalling that covers a large percentage of the surface, typically means the concrete has reached the end of its useful life and replacement is the more durable path.

Heaving and Settlement

The Patch History Problem
